Often, the tenant does.
Under most New Zealand commercial leases the management fee is one of the outgoings: the running costs the tenant pays on top of the rent. That means the owner pays it, then recovers it from the tenant with the other outgoings, according to AssetPro.
Every lease is different, so check yours. It lists exactly which costs the tenant pays. See outgoings explained.
