Finding a new tenant
In New Zealand, marketing a commercial lease is licensed real estate work, according to the Real Estate Authority. So when a unit comes empty, a licensed agent finds the tenant, and we handle everything around it: the brief, access for viewings, the lease paperwork with your lawyer, and the handover. The agent's leasing fee is usually one to two months' gross rent, from AssetPro.
Larger building works, such as a new roof or a fit out, are quoted before anything starts. The building warrant of fitness rules are from building.govt.nz, Managing your BWoF.
