A year in dollars

What property management really costs in a year.

The percentage is only half the bill. In a year when a tenant changes, the letting fee is added on top. Here is one $560 a week rental, Hamilton's median rent for new bonds in July 2026.

Worked out at $560 a week, collected for all 52 weeks, with one new tenant placed in the year and a letting fee of one week's rent. GST is 15%. Both fee structures, 8.25% with a letting fee and 6.5% with a letting fee, were published by Hamilton managers on 2 October 2026. See Hamilton fees compared for each manager by name. The rent is from Tenancy Services' bond data. These are examples, not a promise of what any home will rent for.

The extras

The fees property managers in NZ add on.

Many managers show a low percentage and add the rest as extras. Add them up before you compare.

Typical charges: Opes Partners, How much does property management cost, June 2025, checked 26 September 2026. Managers differ, so ask any manager for their full fee sheet and compare the total, not only the percentage.

How to compare

Five questions to ask any property manager.

  1. What is the fee in dollars on my rent, including GST?

A percentage is hard to compare. A yearly dollar figure is not.

  2. Is there a letting fee, and how often is it charged?

About a third of Hamilton rentals get a new tenancy each year, so for many owners it is a real cost.

  3. What is charged for inspections, repairs and Tribunal hearings?

These are where a low percentage often gets made up.

  4. What notice do I give to leave, and is there a fee to leave?

A long minimum term or an exit fee makes a bad fit expensive.

  5. Is it all written in the agreement?

What counts is the agreement you sign, not the website.

Questions

What owners ask about fees.

Usually 7.5% to 8.5% of the rent, plus GST, according to Opes Partners in June 2025. Many also charge a letting fee of about one week's rent plus GST each time a new tenant moves in, and some charge for inspections, Tribunal hearings or a markup on repairs.

On 2 October 2026, the 11 Hamilton managers we found publishing a percentage charged from 6.5% to 8.5% of the rent, plus GST where GST was stated. Several also charge a fee to find a new tenant. See Hamilton fees compared.

Not always. A letting fee each time a tenant changes can cost more than a lower percentage saves. At a $560 rent, a 6.5% manager with a one week letting fee costs $2,452.80 in a year when a tenant changes, before GST. Latus costs $2,256.80.

No, 7.75% is plus GST. Including GST the fee is 8.91% of the rent we collect. We show both so you can compare like with like.

A fee a property manager charges the owner for finding a new tenant, usually about one week's rent plus GST. Latus includes finding tenants in the management fee. Tenants cannot be charged a letting fee: that has been banned since 12 December 2018. See can tenants be charged a letting fee.

The repairs themselves, at the trade's invoice with no markup, and your own costs as the owner, such as rates and insurance. If you end the agreement within 12 months of us placing a new tenant, one week's rent plus GST is due then.

No. Either of us can end the agreement with 30 days' notice. It is all set out in the management agreement before you sign.
