Where Latus sits.
- On 2 October 2026, some managers showed a lower first year total than Latus. At a $560 rent: TPM Group, UTrust Property Management and Performance Property Management, each $72.80 less over the year
- On 2 October 2026, Latus was below 8 of the 11 managers with a published percentage. Over the first year, by $72.80 to $820.60 at this rent
- The new tenant fee changes the picture. A manager with a lower percentage can cost more in a year when a tenant changes. AX Property Management shows 6.5% but charges one week's rent for a new tenant
- Read the small print on the lower ones. Performance Property Management shows its lowest rate for three or more properties, and UTrust shows no fee for a new tenant on the page we read
- Latus does not claim to be the cheapest. It includes finding new tenants in the fee, and on 2 October 2026 it was below most of the managers that showed a full price
Five questions to ask any manager.
- What is the fee in dollars on my rent, including GST?
- Is there a fee for finding a new tenant, and how often is it charged?
- What is charged for inspections, repairs and Tribunal hearings?
- What notice do I give to leave, and is there a fee to leave?
- What is written in the agreement, not just on the website?
Managers whose websites show no percentage.
- Pukeko Rental Managers gives the fee in a written proposal, and says it charges no tenant find fee and no markup on repairs
- Harcourts Hamilton Rentals does not show a percentage on its website
- Action Property Rentals says its fee is all inclusive, with no extra charge for organising maintenance, but shows no figure
- Point Property Management asks owners to download an info pack or contact it for the fee

Questions about Hamilton fees.
Among the 11 managers here that publish a percentage, management fees run from 6.5% to 8.5% plus GST where GST is stated, and several also charge a fee to find a new tenant. Latus charges 7.75% plus GST with finding new tenants included. A wider guide from Opes Partners, dated June 2025, puts typical New Zealand fees at 7.5% to 8.5% of rent plus GST.
Not always. A fee to find a new tenant adds to the bill each time a tenant changes, so the first year table adds it to the percentage. AX Property Management shows the lowest percentage, 6.5%, but charges one week's rent for a new tenant, which, on the fees read on 2 October 2026, puts its first year total above Latus at a $560 rent.
It is part of full management, so you do not pay a separate letting fee. If an owner leaves within 12 months of Latus placing a tenant, one week's rent plus GST applies. Our property management fees page has the full list.
