Healthy Homes assessment in Hamilton: do you need one, and what it costs.

A Healthy Homes assessment in Hamilton costs about $150 to $345 including GST, going by the prices Waikato assessors publish. It is not compulsory, but the report is good evidence that your rental meets all five standards.

Prices read from each assessor's own website on 23 October 2026. Latus Property is not paid by any of them.

Do you need one?

The law does not require it.

You must meet the standards and sign a compliance statement. How you check is up to you.

  • Use an assessor ifyou are not sure about insulation R values or the heating figure, the home is older or has been extended, or you want a report from an outsider to keep as evidence
  • Do it yourself ifyou have invoices for the insulation and heaters, fan sizes from the installer, and you are happy to measure the living room for the heating tool
  • Either waykeep photos, invoices and installer details. A tenant can ask for the records, and Tenancy Services says you must provide them within 21 days
The visit

What an assessor checks.

  • Heating: the main living room's required heating capacity, and whether the fixed heaters meet it
  • Insulation: ceiling and underfloor insulation, its R value or thickness, and its condition
  • Ventilation: opening windows in each living space and bedroom, and the kitchen and bathroom fans venting outside
  • Moisture and drainage: gutters, downpipes and drains, and a ground moisture barrier under any enclosed subfloor
  • Draught stopping: open fireplaces closed off, and no unreasonable gaps
  • Most give a pass or fail for each standard with photos, a list of fixes, and a compliance statement for you to sign
