Your result shows here.
Source: Tenancy Services market rent tool, bonds lodged 1 February to 31 July 2026, pulled 2 October 2026. Areas with at least 30 active bonds. The figures cover every kind of rental, from rooms to houses, so a whole house often rents above the middle figure. Your written appraisal looks at homes like yours, not the whole suburb. Your rental appraisal, in writing.
A rental appraisal is a written estimate of what a home should rent for each week, based on what similar homes nearby are renting for. Ours is one or two pages about your home, not a citywide average.
- A suggested weekly rent rangeFor your home, with its bedrooms, condition and location taken into account
- The evidenceTenancy Services' rent figures for your area and bedroom count, and similar homes advertised now, each with its date
- What could lift or lower the rentThings like condition, heating, parking and fencing for pets
- Healthy Homes notesAnything worth checking against the Healthy Homes standards. We never say a home complies without seeing the evidence
- What managing it would costThe management fee, in percent and in dollars at the suggested rent. Finding tenants is included
- What we would do firstThree or four specific steps for your home
How much rent can you get for your house?
Three things decide most of it: where the home is, how many bedrooms it has, and its condition. To get a rough figure yourself:
- Look up your suburb and bedroom count in Tenancy Services' market rent tool, which shows the rents in new bonds
- Compare homes like yours advertised for rent right now, and note how long they have been listed. A home listed for weeks is usually priced too high
- Adjust for what tenants pay more for: heat pumps, garaging, a fenced section, a second bathroom and a quiet street
Pricing a few dollars too high can cost more than it gains. One empty week costs a whole week's rent, which takes months of a slightly higher rent to win back. That is why your appraisal gives a range and the evidence, not a single hopeful number.
A view of the market, not a promise.
Your appraisal is our view of the market on the day we write it. We never promise a rent, a number of empty weeks or a return, because nobody honestly can. What we can promise is that every figure shows where it came from.
What owners ask about rental appraisals.
Yes. There is no charge, and no obligation to use Latus afterwards.
A rental appraisal estimates what a home should rent for each week. A valuation estimates what it would sell for, and a registered valuation is done by a registered valuer. Banks and lawyers sometimes ask for a valuation. A rental appraisal is for setting the rent.
From Tenancy Services' rent figures for homes like yours in the same area, and similar homes advertised at the time, adjusted for the home's bedrooms, condition and features. Every figure in your appraisal shows its source and date.
We can start from the address and a few details. Seeing the home, or good photos of it, makes the figure more accurate, so we may ask before we finalise it.
No. It is our view of the market on that date. The final rent depends on the home, the time of year and who applies.
Yes. Choose “Not bought yet” on the form and we will give you a view of the likely rent before you decide.
